Chandler Parcel Sold for $1.6 million, Data Center Breaks Ground on Phase I

CHANDLER, AZ – June 14, 2012 – (RealEstateRama) — A state-of-the-art data center has broken ground recently after the purchase of 8 acres of land at 2600 W. Germann Rd. in Chandler for $1.6 million or $200,000 per acre.

Nextfort Ventures LLC is developing “Project Green Box” that is expected to total nearly 180,000 SF in two phases. Phoenix Investors #19 LLC of Tempe (an entity formed by Sunstate Builders) was the seller. Andy Ogan, Mike Garlick and Mike McQuaid, Principals with Lee & Associates represented the seller and Pete Wentis with CBRE represented the buyer. Sunstate also has been retained by Nextfort to construct the project, which broke ground in May.

“Nextfort was searching for sites in Chandler’s Price Corridor, a highly desired technology & employment corridor and Sunstate was able to deliver them the site”. “In addition, the City of Chandler went above and beyond to accommodate NextFort throughout the entitlement process,” said Ogan.

Sunstate Builders has 15 acres remaining next to Project Green Box, which is shovel ready for spec development, build to suit projects or sale. The Lee agents are marketing the site.
